Building in the Perth Hills isn't the same as building on a flat suburban block. Here's what we navigate for every project.
Most Hills properties fall within a designated bushfire-prone area. We arrange your BAL assessment early and spec your build accordingly, including ember-resistant eaves, appropriate glazing, and bushfire-rated materials.
Sloped blocks in Roleystone, Lesmurdie and Kalamunda require cut-and-fill or pier foundations. We assess your site early so the slab design is costed accurately from day one.
Many Hills properties are not connected to scheme sewer. Our team coordinates with your local council on septic system capacity before we put pencil to paper.
The Shire of Kalamunda and Mundaring each have local planning policies that sit over State R-Codes. We handle your Development Application and builder approvals as part of your project.

COMMON QUESTIONS
A: Yes. Most Perth Hills suburbs permit ancillary dwellings under the Residential Design Codes (R-Codes). However, bushfire-prone areas require a BAL assessment, and some lots have site-specific constraints around wastewater and catchment protection. ANWEST Lifestyle manages this pre-planning process for every client as part of our service.
A: A higher BAL rating (BAL-12.5 through to BAL-FZ) requires bushfire-resistant construction features — including specific glazing, ember protection and compliant wall cladding. Our BlueScope steel frame and Colorbond system is inherently well-suited to these requirements, which often means we can meet BAL compliance more cost-effectively than traditional brick-and-tile construction.
A: The Shire of Kalamunda applies State Planning Policy 7.3 (Residential Design Codes). Key requirements include the primary dwelling being owner-occupied, the ancillary dwelling not exceeding 60sqm of habitable floor area (with limited exceptions), and Development Approval being required. Properties in areas like Gooseberry Hill also need to consider the Middle Helena Catchment wastewater constraints. We handle the DA and all pre-approval documentation on your behalf.
A: Absolutely. Sloped sites are common across Roleystone, Lesmurdie, Kalamunda and Carmel. We assess the slope during our initial site visit, determine the most appropriate footing system (cut-and-fill, piers or a combination), and include this in your fixed-price quote. There are no hidden variations for site conditions that we've already assessed.
A: A 1-bedroom ancillary dwelling is typically 12-14 weeks from slab pour to handover. A 2-bedroom build runs around 14-16 weeks. Site preparation, DA approval timing and service connections can affect this timeline, all of which we factor into your project schedule from day one.
